1.What are you offering?
The Buyer will purchase the villa plot from Rajnish Estates. The buyer will be the rightful owner of the Villa Plot. The registration will be done in the Buyer’s name. The buyer can build his Holiday home in half acre or along with an Agarwood Plantation. In case the Buyer chooses to build the Holiday Home, Rajnish Estates will earmark a part of the villa plot (e.g. 5000 square feet) for the same. The Buyer can choose to enter into an agreement to Lease the remaining Villa Plot land to Rajnish Estates for a period of 10 years to establish and maintain an Agarwood plantation. Rajnish Estates will undertake all plantation management and maintenance services for the project. The Project is expected to finish in 10 years, when 100% of the Trees will be harvested. Rajnish Estates will harvest, market and sell the yield at market price on offer at the time and the revenue will be divided equally between the Buyer and Rajnish Estates.
2.Is the land classified as ‘Agricultural Land’ ?
No. The land is not an agricultural land but is classified as ‘Plantation Land’ which can be brought and sold by any Indian citizen.
3.Will I own the Villa Plot Land?
You are the rightful owner of your Villa Plot. The registration is done in the owner’s name.
4.Can you construct the Holiday Home based on our design?
Yes. We can execute the entire project on your behalf, right from construction to interiors thus eliminating the headache of undertaking the task yourself.
5.Can we customize the holiday home design chosen from your 1, 2, 3 Bedroom Holiday Home designs?
Yes. We will customize the 1, 2, 3 Bedroom Holiday Home designs according to your requirements and can also design a new holiday home according to your specifications.
6.Is it mandatory to lease our land for a Agarwood plantation?
No. You have purchased the Villa plot from Rajnish Estates which is registered in your name. You can choose to opt for a Agarwood plantation.
7.Do you require any permission from the Government to cut Agarwood trees ?
There is no permission required from the Government to cut Agarwood Trees.
8.Do I need to pay anything more for managing the Agarwood Plantation?
No. The plantation will be maintained and managed by Rajnish Estates and the revenue generated after 10 years will be split equally between the owner and Rajnish Estates. You are required to pay a nominal charge for cleaning the site on a periodic basis.
9.What if there is damage to the plantation?
If the Trees are wholly destroyed, Rajnish Estates will undertake to replant the plantation. The cost of managing the Agarwood plantation for 10 Years is many times more than the price of the Villa Plot today. Therefore it is in Rajnish Estates best interests that safeguards ensure that the Agarwood Plantation is harvested after 10 years. Also the Buyer is the rightful owner of the Villa Plot which will appreciate manifold due to its location and will guarantee Investment protection and returns.
10.Can we resell the Villa Plot?
Yes. You can sell the villa plot and the plantation or both separately. In case of the plantation the new buyer also has to sign a similar lease agreement as yours with Rajnish Estates.
